AI Tenant & Maintenance Agent for Property Managers
Answers tenant questions, triages maintenance requests by urgency and creates work orders in your property software; an edition of AI Real Estate…
One seller kept informed on listing prep, pricing conversations, activity and offer review, start to finish.
Sellers want to know what is happening with their home, and a quiet week makes them nervous. This assistant works with one seller across the listing period. It walks through listing prep, explains how pricing conversations work, summarizes viewing and portal activity and feedback, and talks through offers as they arrive. It never advises on the buyer's side, and pricing calls stay with your agent.

AI Seller Assistant works with one seller across the whole listing period: walking through listing prep, explaining pricing conversations, sharing viewing and portal activity, and talking through offers as they come in. It never advises on the buyer's side of a deal.
Anxious sellers are hard to keep. When updates are irregular, sellers assume nothing is happening and start talking to other agencies. This assistant keeps them informed with regular, accurate updates drawn from your own systems, and answers their process questions in your agency's voice. Your listing agents spend less time on reassurance calls and more on finding the buyer. The Scope Card fixes the channel, connected systems and workflows in writing before you order, so you know exactly what sellers hear and what stays with your agent.
The seller assistant shares viewing and portal activity with each seller through one channel. Sellers see how their listing is doing without waiting for the weekly call.
The assistant walks sellers through listing prep using your own guides and checklists, from up to a hundred documents. That helps homes be ready when the photographer arrives.
The assistant explains the pricing conversation in plain terms, based on your approved material. Sellers come to discussions better informed, while your team still leads the decision.
As offers come in, the assistant talks them through with the seller, inside up to six workflows with your approval rules. It never advises on the buyer's side.
Your portal lists these the moment you order. Delivery starts the working day after everything is in and your access is checked.
| Option | Delivery time | Price |
|---|---|---|
| Standard | 20–30 working days | $5,900 |
| Express | 15–25 working days | $6,800 |
| Rush | 10–20 working days | $7,650 |
Before you start: Count weekly seller update calls and note what sellers ask about. Record recent seller review scores.
These are things to track, not promised results. Outcomes depend on your data, your team and your market.
The build price is one-time. Ongoing running costs are paid directly in your own accounts afterwards, typically $50 to $250 a month for AI model usage and hosting, on top of whatever CRM or helpdesk plan you already run.
AI usage during the build and testing follows the same pattern, billed straight to your accounts, so you keep every provider relationship in your own name. Nothing passes through us.
Ask about running costsIf you need something outside the Scope Card, add a note at checkout. You get a written Change Quote, and that work only starts once you accept it. Your original order runs on its normal timeline either way. Larger or bespoke projects go through the Custom AI request form instead.
Request a custom versionFor AI Seller Assistant, monthly maintenance covers monitoring, fixes and change hours each month, enough for updated policies or a refreshed pricing explanation. It starts after the thirty days of support, bills monthly, and can be cancelled any month.
$295/mo (5% of the build price a month, includes 2 change hours)
Optional. Starts after the post-launch support period. Cancel any month.
How maintenance works| Do it yourself with a SaaS tool | Hire a custom agency | Upmark Labs | |
|---|---|---|---|
| Price | A generic real estate chatbot charges per seat and speaks to any client, buyer or seller | A custom agency quotes after discovery calls | Ours is one fixed price, shown on this page before you buy |
| Scope | A generic chatbot answers from public content, not your own seller policies | An agency agrees scope during the project | Ours is written on the Scope Card before purchase |
| Delivery | A generic chatbot is live the day you subscribe, with no listing history loaded | An agency usually takes several weeks, set per project | Ours has a fixed delivery time shown before you buy, with faster options |
| Focus | A generic chatbot serves buyers and sellers the same way | An agency build depends on what was agreed | Ours is built for the seller's side of a deal only |
AI Seller Assistant is one fixed build price, paid once, and the price and delivery panel on this page lists it for each delivery speed. That covers connecting your CRM and messaging channel, building your seller-journey policies into the workflow, running 50 documented test scenarios and a recorded handoff session at the end. No per-conversation charge applies afterward.
Delivery time is fixed for each speed and shown in the price and delivery panel on this page, counted from when intake is complete and access is verified. If you need it sooner, the express and rush options are listed there too. Sending your seller-journey policies and a few sample seller conversations early is the easiest way to protect the date.
We need your policies and process notes for listing prep, pricing conversations and offer review, plus ten real sample seller conversations or emails to test against. Admin access to your CRM and any connected system is shared by adding our team as a user or creating a key you control, never by email, and one person on your side approves the policies before launch.
Outside the build price, running costs land directly in your own provider accounts, usually falling between $50 and $250 a month for AI model usage and hosting, layered on top of whatever CRM or helpdesk subscription you already carry. Listings with heavier activity push that estimate toward the top end. Monthly maintenance is optional if you want it.
Yes, and two revision rounds are already built into the price, so most policy or pricing-language tweaks happen before you ever go live, guided by what the test scenarios turn up. Past that point, minor edits draw on the monthly change hours that come with maintenance, while something bigger, a dedicated flow for new-build sellers, gets quoted separately as an add-on.
No. It explains the reasoning behind a suggested price adjustment and shares comparable activity in plain terms, from your approved information, but the pricing decision and any negotiation stay with the seller's own agent. It does not give financial or legal advice, and it does not accept, reject or counter an offer on anyone's behalf.
AI Seller Assistant works only with sellers: listing prep, pricing conversations, activity updates and offer review support. AI Buyer Assistant is the mirror build for buyers, covering search refinement, viewing questions and financing next steps. They share the same scope and price but never the same client conversation.
You keep them. Nothing about a conversation, an activity summary or a pricing note leaves your own CRM or your own account, during the build or after it. Our role is to configure and test the summary and answer logic, deliver an admin guide plus a recorded walkthrough, then hand things back to you at launch aside from 30 days of support included afterward.
Order AI Seller Assistant and it starts keeping one seller informed on activity, pricing and offers on a fixed delivery date. The scope above is what you get, in writing, before you pay.
