AI Tenant & Maintenance Agent for Property Managers
Answers tenant questions, triages maintenance requests by urgency and creates work orders in your property software; an edition of AI Real Estate…
Comparable sales, neighbourhood data and market trends researched on request, delivered as a brief you can hand to a client.
Pricing conversations go better when you walk in with the comparables, but pulling them together by hand takes hours. This build gathers comparable sales, neighborhood data and market trends from the sources you name and delivers a short brief on a daily or weekly schedule. It also alerts you to new comparable sales and price cuts, so you are never the last to know.

AI Property Research pulls together comparable sales, neighbourhood data and market trends for a property or an area, then delivers the findings as a short brief instead of raw search results. It works from the sources, competitors or topics you name, on a recurring schedule or on request.
Clients expect their agent to know the market better than they do, and the agent who arrives with current comparables earns the listing. Doing that research by hand for every appraisal means late nights and uneven quality. This build tracks the sources you choose and turns them into a clear brief your agents can share or build on, so preparation takes less time and every conversation starts from the same facts. The Scope Card lists the tracked sources, the schedule and the delivery channel before you order, so the work is defined from the start.
Property Research gathers comparable sales, neighbourhood data and market trends from the sources you name. It delivers a short brief instead of raw search results, ready before a pricing conversation.
Recurring briefs track up to twenty-five sources, areas or topics you choose. Agents walk into client meetings with recent market context already summarized for them.
Change alerts arrive when something moves in a tracked source or area. Your team hears about new trends without checking every site by hand, and briefs land by email, Slack or Notion.
Your portal lists these the moment you order. Delivery starts the working day after everything is in and your access is checked.
| Option | Delivery time | Price |
|---|---|---|
| Standard | 20–30 working days | $2,900 |
| Express | 15–25 working days | $3,400 |
| Rush | 10–20 working days | $3,900 |
Before you start: Time how long comparables research takes for a typical valuation. Record your current valuation-to-instruction rate.
These are things to track, not promised results. Outcomes depend on your data, your team and your market.
The build price is one-time. Running it is billed in your own accounts, and for a research brief that mostly means AI usage plus web data or search APIs: roughly $20 to $120 a month depending on how many sources are tracked.
AI usage during the build and testing is also billed to your accounts, so you keep ownership of every provider relationship. Nothing runs through us.
Ask about running costsIf you need something outside the Scope Card, add a note at checkout. You get a written Change Quote, and that work only starts once you accept it. Your original order runs on its normal timeline either way. Larger or bespoke projects go through the Custom AI request form instead.
Request a custom versionFor AI Property Research, monthly maintenance covers monitoring, fixes and a monthly allowance of change hours, enough for a new tracked source or an adjusted question. It starts after the thirty days of support, bills monthly, and can be cancelled any month.
$249/mo (the minimum fee, includes 2 change hours)
Optional. Starts after the post-launch support period. Cancel any month.
How maintenance works| Do it yourself with a SaaS tool | Hire a custom agency | Upmark Labs | |
|---|---|---|---|
| Price | A market-data tool charges monthly per seat for raw access, no brief written | A research analyst quotes per report or per retainer | Ours is one fixed price, shown on this page before you buy |
| Scope | A market-data tool covers whatever markets it already tracks | An agency agrees scope during the project | Ours is written on the Scope Card before purchase |
| Delivery | A market-data tool is live the day you sign up, with no brief format built in | An analyst's turnaround depends on their workload | Ours has a fixed delivery time shown before you buy, with faster options |
| Output | A market-data tool hands you raw tables and charts to interpret | An agency build depends on what was agreed | Ours delivers a short written brief that answers your questions directly |
One fixed build price covers it, paid once, and the price and delivery panel on this page lists it for each delivery speed. That includes the Scope Card: up to 25 tracked sources, competitors or topics, one recurring brief plus change alerts, delivery to email, Slack or Notion, up to two connected systems, testing and a recorded handoff. There is no charge per brief once it is live.
The delivery time for each speed is fixed and listed in the price and delivery panel on this page, starting once intake is complete and access is verified. The fastest path is to send your list of tracked areas and sources, plus an example of a brief you already like, during intake. You receive sample briefs during testing, so the format is agreed before launch.
It uses whichever sources, competitors or topics you name at intake, up to 25 of them, typically listing portals, public records and comparable sales feeds. You also give us the specific questions each brief must answer. Access details are shared by adding our team as a user or creating a key you control, never by email, and one person on your side approves the source list before launch.
Running costs are separate from the build price and paid directly to your own providers, typically $20 to $120 a month for AI usage plus web data or search APIs. Tracking more sources or a wider set of markets sits toward the higher end. Monthly maintenance is optional.
Yes. Two rounds of changes are included in the build, so most adjustments to sources or questions happen before launch based on the trial cycles. After that, a small addition fits inside the monthly change hours of maintenance, and tracking beyond 25 sources or adding a second brief comes as a quoted add-on.
Each brief reflects the sources as they stood when it ran, on the schedule you chose, daily or weekly, plus any change alert fired in between for something material such as a new comparable sale. It is not a live, query-anytime dashboard; it is a written brief delivered on a rhythm you set and can adjust later.
AI Property Research gathers comparable sales, neighbourhood data and market trends into an internal brief for your team to use. AI Listing Generator takes property details and photos and writes the public-facing listing description itself. Many agencies use Property Research findings as the raw material a listing description then draws on.
You do. Every brief, every tracked source and every connection stays under your own name and accounts throughout the build and afterwards. We configure and test the research and delivery logic, hand over an admin guide and a recorded session, then step away at launch, apart from the 30 days of included support that follow.
Order AI Property Research and it starts delivering comparable and market briefs on a fixed delivery date. The scope above is what you get, in writing, before you pay.
