AI Tenant & Maintenance Agent for Property Managers
Answers tenant questions, triages maintenance requests by urgency and creates work orders in your property software; an edition of AI Real Estate…
One buyer guided through search refinement, viewing questions, offer process and financing next steps, start to finish.
Buyers need guidance between viewings, and your agents cannot be on call for every question. This assistant works with one buyer across the whole search. It refines their criteria from how they react to real listings, answers viewing questions, explains what happens after an offer and walks through the usual financing next steps. Anything that needs an agent's advice goes to their agent.

AI Buyer Assistant works with one buyer across their whole search: narrowing criteria as they see more listings, answering viewing questions, walking through what happens after an offer, and explaining the usual financing next steps. It never advises on a seller's side of a deal.
Buyers who feel unsupported between viewings drift to agents who seem more available. Yet agents cannot explain the offer process or refine criteria for every buyer every evening. This assistant keeps each buyer engaged and informed, from your own policies, and tells their agent what has changed, so the next conversation starts further along. It never gives financial or legal advice and never speaks for the seller's side. The Scope Card sets the channel, systems and workflows before you buy, so you know exactly how it supports buyers and where it stops.
The buyer assistant stays with each buyer across the whole search. It answers viewing questions and helps narrow criteria as they see more listings, keeping things moving between agent calls.
The assistant walks buyers through the steps after an offer and the usual financing next steps, from your approved documents. Buyers understand the process before they need to ask.
As buyers react to listings, the assistant helps refine their criteria and records changes in your systems. Agents see an up-to-date brief rather than the original wishlist.
The assistant never advises on a seller's side of a deal. Up to six workflows keep it inside the buyer topics you approve, tested across fifty documented scenarios.
Your portal lists these the moment you order. Delivery starts the working day after everything is in and your access is checked.
| Option | Delivery time | Price |
|---|---|---|
| Standard | 20–30 working days | $5,900 |
| Express | 15–25 working days | $6,800 |
| Rush | 10–20 working days | $7,650 |
Before you start: Pull the average time from registration to offer and viewings per buyer from the CRM. Note the questions buyers ask most.
These are things to track, not promised results. Outcomes depend on your data, your team and your market.
The build price is a one-time cost. What it costs to run sits in your own accounts afterwards: roughly $50 to $250 a month for AI model usage and hosting, alongside whatever CRM or helpdesk plan you already pay for.
AI usage during the build and testing is billed the same way, direct to your own accounts, so every provider relationship stays yours. Nothing routes through us.
Ask about running costsIf you need something outside the Scope Card, add a note at checkout. You get a written Change Quote, and that work only starts once you accept it. Your original order runs on its normal timeline either way. Larger or bespoke projects go through the Custom AI request form instead.
Request a custom versionFor AI Buyer Assistant we recommend monthly maintenance: monitoring, fixes, and a monthly allowance of change hours, enough for updated policies or a new financing explanation. It starts after the thirty days of support, bills monthly, and can be cancelled any month.
$295/mo (5% of the build price a month, includes 2 change hours)
Optional. Starts after the post-launch support period. Cancel any month.
How maintenance works| Do it yourself with a SaaS tool | Hire a custom agency | Upmark Labs | |
|---|---|---|---|
| Price | A generic real estate chatbot charges per seat and speaks to any client, buyer or seller | A custom agency quotes after discovery calls | Ours is one fixed price, shown on this page before you buy |
| Scope | A generic chatbot answers from public content, not your own buyer policies | An agency agrees scope during the project | Ours is written on the Scope Card before purchase |
| Delivery | A generic chatbot is live the day you subscribe, with no buyer context loaded | An agency usually takes several weeks, set per project | Ours has a fixed delivery time shown before you buy, with faster options |
| Focus | A generic chatbot serves buyers and sellers the same way | An agency build depends on what was agreed | Ours is built for the buyer's side of a deal only |
It is one fixed build price, paid once, and you can see it for each delivery speed in the price and delivery panel on this page. The Scope Card is covered in full: one buyer channel, two connected systems such as your CRM and listing feed, six workflows with your approval rules, testing and a recorded handoff session. There is no charge per buyer conversation.
Each delivery speed has a fixed time shown in the price and delivery panel on this page, starting once intake is complete and access is verified. Sharing your buyer-journey policies, offer process notes and a few real buyer conversations during intake keeps the schedule tight. We test the assistant against those conversations before any live buyer talks to it.
We need your policies and process notes for search, viewings, offers and financing next steps, plus ten real sample buyer conversations or emails to test against. Admin access to your CRM and any connected system is shared by adding our team as a user or creating a key you control, never by email, and one person on your side approves the policies before launch.
Running costs are separate from the build price and paid directly to your own providers, typically $50 to $250 a month for AI model usage and hosting, on top of the CRM or helpdesk plan you already pay for. Agencies with more active buyers at once sit toward the higher end. Monthly maintenance is optional.
Yes. Two rounds of changes are included in the build, so most updates to policies or the financing explanations happen before launch based on the test scenarios. After that, small updates fit inside the monthly change hours that come with maintenance, and a genuinely new workflow, for example a separate flow for new-build buyers, comes as a quoted add-on.
No. It explains the usual financing next steps and process, in plain terms, from your approved information, but it does not give financial or legal advice, and it does not negotiate offer terms. Anything that needs a real decision, an actual offer amount or a financing recommendation, is handed to the buyer's own agent.
AI Buyer Assistant works only with buyers: search refinement, viewing questions, offer process and financing next steps. AI Seller Assistant is the mirror build for sellers, covering listing preparation, pricing conversations and offer review support. They share the same scope and price but never the same client conversation.
You do. Every conversation and every criteria update stays inside your own CRM under your own account throughout the build and afterwards. We configure and test the search refinement and answer logic, hand over an admin guide and a recorded session, then step away at launch, apart from the 30 days of included support that follow.
Order AI Buyer Assistant and it starts guiding one buyer through search, viewings and offers on a fixed delivery date. The scope above is what you get, in writing, before you pay.
