AI Tenant & Maintenance Agent for Property Managers
Answers tenant questions, triages maintenance requests by urgency and creates work orders in your property software; an edition of AI Real Estate…
Buyer and seller readiness, financing, timeline and must-haves, checked before an agent spends time on a lead.
Agents lose hours to leads who are not ready: no financing in place, no clear timeline, or a seller who is only curious. This build asks the questions your agents would ask first, on budget, financing status, timeline and must-haves, or for sellers, pricing expectations and reasons for selling. It scores readiness and writes a short summary to the CRM contact.

AI Property Qualification asks a buyer or seller the questions your agents would ask before committing time. That means budget, financing, timeline and must-haves, or a seller's price expectations. It scores readiness and hands agents a summary. It runs after first contact, which AI Real Estate Lead Agent handles. Questions about one listing belong to AI Property Inquiry Agent.
An agent's time is the scarcest thing in a real estate business, and spending it on leads who are a year away means slower responses for the ones ready now. Qualifying by hand is inconsistent, because every agent asks different questions. This build applies your playbook to every lead the same way and gives agents a clear summary, so they know who to call first and what to talk about. Leads that are not ready yet are recorded for later instead of forgotten. The Scope Card sets the channel, systems and workflows in writing before you order.
The qualification agent asks buyers about budget, financing status, timeline and must-haves before an agent commits time. Sellers are asked about pricing expectations and their reasons for selling.
Each lead is scored for readiness based on their answers. Agents can see who is ready now and who needs nurturing, so their time goes where it counts.
Agents receive a short summary of each conversation, not a raw transcript. The summary sits on the CRM record, through read and write access to up to two systems.
Up to six workflows apply your questions and scoring rules the same way for every lead. Fifty documented test scenarios check the buyer and seller paths before launch.
Your portal lists these the moment you order. Delivery starts the working day after everything is in and your access is checked.
| Option | Delivery time | Price |
|---|---|---|
| Standard | 20–30 working days | $5,900 |
| Express | 15–25 working days | $6,800 |
| Rush | 10–20 working days | $7,650 |
Before you start: Record how leads are qualified today and how many become appointments. Note the average length of a first call.
These are things to track, not promised results. Outcomes depend on your data, your team and your market.
The build price is one-time. Running it is billed in your own accounts: roughly $50 to $250 a month for AI model usage and hosting, on top of the CRM or helpdesk plan you already pay for.
AI usage during the build and testing is also billed to your accounts, so you keep ownership of every provider relationship. Nothing runs through us.
Ask about running costsIf you need something outside the Scope Card, add a note at checkout. You get a written Change Quote, and that work only starts once you accept it. Your original order runs on its normal timeline either way. Larger or bespoke projects go through the Custom AI request form instead.
Request a custom versionFor AI Property Qualification, monthly maintenance covers monitoring, fixes and a monthly allowance of change hours, enough for an adjusted threshold or a new question. It starts after the thirty days of support, bills monthly, and can be cancelled any month.
$295/mo (5% of the build price a month, includes 2 change hours)
Optional. Starts after the post-launch support period. Cancel any month.
How maintenance works| Do it yourself with a SaaS tool | Hire a custom agency | Upmark Labs | |
|---|---|---|---|
| Price | A lead-scoring add-on charges monthly per seat for a generic score | A custom agency quotes after discovery calls | Ours is one fixed price, shown on this page before you buy |
| Scope | A lead-scoring tool scores against its own fixed signals, not your playbook | An agency agrees scope during the project | Ours is written on the Scope Card before purchase |
| Delivery | A lead-scoring tool switches on the day you subscribe, tuned to nobody's criteria | An agency usually takes several weeks, set per project | Ours has a fixed delivery time shown before you buy, with faster options |
| Judgment | A lead-scoring tool assigns a number with no summary an agent can act on | An agency build depends on what was agreed | Ours hands agents a readiness score and a short summary |
One fixed build price covers it, paid once, with each delivery speed and its price shown in the price and delivery panel on this page. That includes the Scope Card: one channel, two connected systems such as your CRM and lead source, six workflows with your qualification rules, testing and a recorded handoff session. There is no charge per lead qualified, and AI usage is billed to your own account.
Delivery time is fixed for each speed and shown in the price and delivery panel on this page, counted from when intake is complete and access is verified. The quickest route is sending your qualification playbook, pre-approval rules and a few real lead conversations during intake. We test the questions and scoring against those samples, so your agents agree with the scores before launch.
We need your qualification playbook, the questions, thresholds and criteria that separate a ready buyer or seller from someone still browsing, plus ten real sample conversations or emails to test against. Admin access is shared by adding our team as a user or creating a key you control, never by email, and one person on your side approves the playbook before launch.
Running costs are separate from the build price and paid directly to your own providers, typically $50 to $250 a month for AI model usage and hosting, on top of the CRM or helpdesk plan you already pay for. Agencies qualifying more leads a month sit toward the higher end. Monthly maintenance is optional.
Yes. Two rounds of changes are included in the build, so most adjustments to questions or thresholds happen before launch based on the test scenarios. After that, small tweaks fit inside the monthly change hours of maintenance, and a genuinely new workflow, for example separate rules for rentals, comes as a quoted add-on.
Yes, in conversation, it asks the questions your agents would ask, budget, financing status, timeline and must-haves for a buyer, or pricing expectations and reasons for selling for a seller. It answers only from your approved information, and hands anything outside your playbook to the approver you named rather than guessing at a readiness call.
AI Real Estate Lead Agent sends the first reply to a new portal enquiry and routes it. AI Property Inquiry Agent answers questions about one specific listing. AI Property Qualification comes after first contact. It works through budget, financing, timeline and must-haves against your playbook, then gives agents a readiness score and summary.
You do. Every conversation, readiness score and summary is written back into your own CRM under your own account throughout the build and afterwards. We configure and test the question flow and scoring logic, hand over an admin guide and a recorded session, then step away at launch, apart from the 30 days of included support that follow.
Order AI Property Qualification and it starts scoring buyer and seller readiness against your own playbook on a fixed delivery date. The scope above is what you get, in writing, before you pay.
